Business-purpose loans only
Empire Lending Group makes and arranges loans for business and investment purposes, secured by non-owner-occupied residential investment property and commercial real estate. We do not make or arrange loans for personal, family or household purposes, and we do not lend on a home that the borrower or a family member lives in or plans to live in.
Loans we fund and loans we place
Some loans are funded by Empire Lending Group. Others are funded by third-party lenders we work with. When a loan is funded by another lender, that lender is named in your term sheet and loan documents, and Empire Lending Group may receive compensation from you, the lender or both. Any compensation we receive for placing your loan is disclosed to you before you sign.
Not a commitment to lend
Nothing on this website, in a calculator result or in any marketing material is an offer, pre-qualification, pre-approval or commitment to lend. Every loan is subject to underwriting, verification of the borrower and the property, a satisfactory appraisal or other valuation, credit approval and signed loan documents. Rates, fees, leverage and terms depend on the borrower, the property and the market, and may change at any time.
State availability
Programs are not available in every state. Whether we can make or arrange a particular loan depends on where the property is and the facts of the transaction.
Not a bank
Empire Lending Group is not a bank, does not accept deposits and is not a depository institution.
