Home / Rental property mortgages

Mortgages for 1–4 unit rental properties

Long-term loans to buy or refinance single-family rentals, condos and 2–4 unit buildings you own as an investment. We fund some of these loans ourselves and place others with lenders we work with.

What we finance

Cash-out refinance

Pull equity out of a rental you own, for example after a renovation or to buy the next property.

Ask about cash-out refinance

We do not publish rates or terms. They depend on the property, the rent, your credit, your experience and the state, so we quote them on a term sheet for your actual property. Renovating first? See our fix-and-flip and bridge loans.

What to send with a rental

An address, a price or value and the rent are enough for a first look.

  • The property. Address, number of units and whether it is a house, condo or 2–4 unit building.
  • Price or value. Purchase price, or estimated value and current payoff for a refinance.
  • Rent. Current leases, or expected rent if it is vacant or a short-term rental.
  • Taxes, insurance and dues. The yearly amounts, so the payment can be estimated.
  • Your entity. The LLC or corporation that owns or will own the property.
  • Your rentals. Other properties you own or manage.

How a loan gets done

  1. Send the deal

Address, price or value, the loan amount and your plan. Add the renovation budget and rents if you have them.

  2. We review it

We look at the property, the numbers and the exit, then tell you whether we can fund it, place it or neither.

  3. Term sheet

If it works, you get a term sheet with the rate, fees, leverage and the name of the lender.

  4. Underwriting

Appraisal or valuation, title, insurance, and documents for you and your entity.

  5. Closing

You sign the loan documents and funds go out through the title company or closing attorney.

Send us the deal

Tell us about the property and what you need. The more numbers you include, the more useful our answer will be.
